Prices range from about $100,000 for active over age 55 residents toover $5,000,000 for oceanfront condos and homes and gated golfing communities which require equity fees and annual dues. There is something for everyone. For families with children, Boca has A-rated public schools and private schools. Sport facilities abound (golf, tennis, fishing, e.g.) and the beaches are the best anywhere. Restaurants, shopping (from flea markets to the most upscale stores), concerts, theatre, airports... all are within Boca or nearby.

My clients ask me, “What is expected in the real estate market for 2006?”
David Lereah, Chief Economist for the National Association of Realtors says that he expects home sales and housing starts to drop by about 5% and 8% respectively in 2006, and sees ahead “a soft landing” rather than me “bursting” of balloons. However, he is concerned about rising energy prices and their affect on home sales and the national economy.
Mr. Lereah said current trends in the housing sector are healthy. “We don’t need to break a record every year for the housing market to be good – in fact, cooling sales are necessary for the long-term health of this vital sector.” He mentioned that inventories are rising, interest rates have creeped up modestly, and while housing sales in 2005 broke records, 2006 should be the 2nd best year for housing sales. He says the key word right now is “balance,” and notes a return to a more normal rate of price growth.
Inventories are rising locally in the Boca Raton area.

Want to play golf??? Check out the many beautiful public golf courses, and look over the equity gated golfing communities, which require fees to join and annual dues. There is something in Boca for every golfer at all prices.
Is it the waterfront that you want? We have condos galore on the oceanfront and which line both sides of the Intracoastal Waterway. Inland condo communities might present properties on lakes, or with golf views... take your pick!

Summer in Boca is a great time of the year!
Predictions for 2006 are now... that prices may rise 3-5%. Homes that are selling quickly are in move-in condition, often updated, and priced for the market.
If after 60 days a home on the market has not gotten a bid, it could be advisable to lower the price as buyers sometimes say to their agents: "I won't look at a home priced higher than $..." and therefore they might not have seen your home.

This group is "getting on top of things." According to the Palm Beach Post on 4-19-06, the West Boca Community Council has asked neighborhoods to form volunteer comittees to help before, during and after hurricanes.
Various neigborhoods have been asked to submit the name of a committee leader before the end of May and to form a Safety Committee with at least 3 people on it, each having assigned duties, and they would report to the HOA's safety coordinator. One idea is to identify people who will check on residents, especially the elderly or those with special needs.
If you live in the West Boca area, you might want to contact this group and volunteer to be involved.
Boca City Council will receive ordinance proposals for development off Yamato. A hearing is set for June 13 on the complex south of Broken Sound Boulevard.
There will be two ordinance proposals. The complex would have 172 homes. 32 will be single family homes and 140 units will be townhomes. The development will be gated and guarded and will include a pool and clubhouse. The property, now part of the Boca Technology Center, includes preserves on the northern and western sections. To the west is the Pondhawk Nature Center owned by the city.
Part of the 23 acres at 5051 Broken Sound Boulevard would have the land use amended from light industrial use to residential. Another ordinance would change the designation of the remaineder of the land from light industrial to multi-family use.
After the hearing the council will vote to transmit the plans for the development to the Department of Community Affairs for review, and another hearing will then be set to finalize the project.
